What’s Happening in the Real Estate Market?
The Federal Reserves cut rates by a ½ percentage point in September 2024, a ¼ percentage point in November, and another ¼ point in December. Mortgage rates are not set directly by the Federal Reserve but they typically follow the federal funds rate or the 10-year Treasury bill. Demand from buyers waned due to high interest rates and home price appreciation or affordability. The Federal Reserve had not moved the federal funds rate since July 2023, until this last September.
Many homeowners refinanced their mortgages when rates were ultra-low during COVID. According to the Federal Housing Finance Agency’s National Mortgage Database, 84% of Californians have a mortgage rate of 5% rate or less, 67% at 4% or lower, and 30% are at 3% or less. This also means homeowners are not willing to trade ultra-low mortgage rates or increased property taxes.
Market Speed & Sales
The current speed of the market or the Expected Market Time for Mission Viejo is about 50 days. This refers to the number of days it will take to sell all the Listings at the current buying pace. Individual home conditions such as price, condition and curb appeal can affect the days on market. Interest rates have been in the high 6% to 7% range which did affect buyer demand. The higher rates were factoring in stronger than expected economic conditions, the elections, and the expected rate cut. The chart below shows the current demand for year over year.
